Nashville Vacation Rental Property Agreement - Day Drinking Properties

RENTAL AGREEMENT

This Agreement acknowledges your rental reservation with Day Drinking Properties.

TERMS & CONDITIONS 

Check-In Time: 4:00 pm or after

Check-Out Time: 10:00 am (No Exceptions)

As the tenant, you affirm that you are at least twenty-five (25) years old and will occupy the unit throughout the reserved dates. Authorized occupants may include family members or friends. Unauthorized individuals are not allowed, and the premises must be vacated immediately without refund if such a situation arises. No keys will be issued to non-adults.

RESERVATIONS

  • Reservations are accepted up to one (1) year in advance, subject to current rates. All times are in Central Standard Time, and transactions are in USD unless specified otherwise.
  • During peak seasons/events, cleaning crew requirements may occasionally delay check-in until 5 pm.
  • Reserved dates will be held for seven (7) days. If the rental agreement is not accepted, and payment is not received within this period from the date of the Tenant’s signature, the reservation will be canceled.

DEPOSIT

A $250 security deposit is due for Booking.com and VRBO reservations. Payment of this deposit signifies acceptance of the terms and conditions. Payment options include major credit cards.

BALANCE

The balance, including a refundable $250 damage deposit, is due before the arrival date. Accepted payment methods include major credit cards.

CANCELLATION POLICY

Cancellations must be made at least 30 days before the arrival date. If canceled within 30 days from check-in, all monies will be refunded, minus a $100.00 administrative fee. There will be no refunds for early departure. No refunds are issued for natural disasters, sickness, or similar occurrences. Vacation insurance is strongly recommended.

PROPERTY GUIDELINES

Parking:

  • FREE street parking (garage is a game room) is available at all Day Drinking Property homes. Currently there are “No Construction Parking” signs along the area to park. Those signs are to tell construction workers and equipment they can not park there. You are allowed to park next to those signs.
  • No boats, jet skis, trailers, or RVs may be parked for extended periods of time.

Hazards:

  • No barbeque grills on balconies or in the unit.
  • No open flames (candle burning) on balconies or in the unit.
  • Do not dismantle smoke detectors.
  • Use the stove fan while cooking to prevent accidental alarms.

Family Rental:

  • Reservations for teenagers or young single groups require an accompanying adult.
  • All party members must be 25 years old, except for registered guests’ children.

Falsified Reservation:

  • False reservations lead to forfeiture of deposit, damage deposit, and/or balance.
  • Random inspections may occur; failure to produce an adult (over 25) within an hour results in immediate eviction.

Housekeeping:

  • No daily maid service; initial setup provided.
  • One-time cleaning fee; additional fees for excessive messiness, pet feces, or smoking inside the unit.

Utilities:

  • No compensation for temporary outages; report immediately for restoration efforts.

Keys/Codes:

  • Check-in information provided upon full payment on the day of your check-in, 8 hours prior to check-in time.

Non-smoking Unit:

  • Smoking is strictly prohibited; forfeiture of deposit and additional charges for evidence of smoking inside the property.

 Entry by Owner:

  • Owner entry for emergencies, inspections, repairs, or services with notice.

 Rules and Regulations:

  • Leave premises as found; wash dishes; remove garbage; $25.00 fee for trash left in the unit.
  • Guests are responsible for pets; expenses passed to the guest for any harm caused by pets.

Sleeping Capacity/Disturbances:

  • Occupancy exceeding limits, illegal activities, or disturbances may result in eviction.

Hold Harmless:

  • No liability for loss, damage, or injury. No liability for inconveniences due to external factors.

Patio:

  • Acknowledgment of the community patio’s risks; acceptance of responsibility for personal safety.

MAINTENANCE & TERMS

Maintenance:

  • Report maintenance needs promptly; refunds not applicable for issues such as WIFI internet outages, heating, air conditioning, plumbing, electric, appliances, TVs, utility outages or the like.

Linens/Towels/Supplies:

  • Owners provide linens and towels; any losses deducted from the deposit.
  • Initial supply of paper products such as paper towels and toilet paper provided; additional items are the tenant’s responsibility.

Linen Policies:

  • Extra Linen Usage:
    • Standard set of linens provided per bed and per guest.
    • Additional sets used incur a $25 per set charge.
  • Stained or Damaged Linens:
    • Replacement fee of $25 to $40 per item for stained or damaged linens.
  • Reporting Damages:
    • Guests must report linen damages or stains immediately.
  • Linen Care:
    • Guests should avoid using harsh chemicals or products that may damage linens.
  • Billing:
    • Extra linen charges billed to guests after check-out.
  • Discretion:
    • Management may waive or reduce linen charges at their discretion.

Telephones:

  • Telephones are not provided.

Liability Release:

  • Tenant releases Owner from liabilities and agrees to hold Owner harmless for any injury, loss, or damage during occupancy.
  • Prevailing party in any action entitled to reasonable attorney’s fees and costs.
  • Owner reserves the right to terminate the Agreement at their discretion.

ADDITIONAL GUIDELINES

Respect Neighbors’ Privacy:

  • Please be considerate of our neighbors’ privacy. Avoid walking through their yards and maintain a respectful distance.

Quiet Hours:

  • Kindly observe quiet hours from 10 pm to 6 am.

No Parties or Events:

  • To maintain a peaceful atmosphere, no parties or events are allowed during your stay.

No Smoking Inside:

  • Smoking is not allowed indoors. Please use designated outdoor areas and dispose of cigarette butts properly. A fee of $250 will be assessed for smoking in the house.

No Cigarette Butts on the Ground:

  • Please refrain from discarding cigarette butts on the ground.

No Glitter/Confetti:

  • Please refrain from using glitter or confetti. A fee of $250 will be assessed for glitter/confetti.

Cleanup After Yourself:

  • Please tidy up after yourself and dispose of any trash appropriately.

CHECKOUT PROCEDURES

Checkout Time:10 am.

  • Delays may result in additional fees.

Trash Disposal:

  • Take all trash to the designated outdoor bins.

Linens and Towels:

  • Place used linens and towels in the washing machine and start a load on speed wash. DO NOT wash black makeup cloths with white towels.

Dish Washing:

  • Wash any dirty dishes.

Lock Up:

  • Ensure all doors and windows are securely locked.

LATE CHECK OUT

A late check out fee may apply if the premises is vacated later than the 10am check-out time. Our cleaners have  prepared their schedule and need adequate time to prepare the property for the next guest. Thank you for your understanding

As vacation rental owners, we are committed to providing a comfortable and enjoyable stay for all guests. However, it is important to note that unexpected maintenance issues may arise during your stay. While we are diligent in addressing these issues promptly, please understand that weekend issues can sometimes be more challenging due to businesses being closed. 

Plumbing, electrical, air conditioning, and other maintenance systems are subject to occasional malfunctions. In the event that such issues occur, we will make every effort to resolve them as quickly as possible. However, please be aware that the availability of contractors and repair professionals may be limited during weekends and holidays, potentially causing delays.

We apologize in advance for any inconvenience this may cause during your stay. Rest assured that we will do our utmost to minimize any disruptions.

REFUNDS

Refunds are issued at the discretion of the property owner/manager.

There are no refunds for:

  • Early departure
  • Construction on the property or in the surrounding areas
  • Loud neighbors
  • Acts of God (natural disasters, etc.)
  • Utilities issues (temporary outages)
  • Malfunctions of heating, air conditioning, plumbing, electric, appliances, or other similar items
